DILAPIDATION AND REPAIR SURVEYS

ASBESTOS SURVEYING
1. We undertake Type 1, Type 2 and Type 3 surveys in commercial property, industrial sites, churches, schools, shops, offices, supermarkets, apartment blocks & private housing etc. and produce detailed full colour Asbestos Registers
Our easy to understand reports include photographs, risk assessments and treatment recommendations. They also include site plans to clearly show where asbestos material is located (red), and where previously suspect material was found to have no asbestos detected (green).
2. Most UK asbestos surveyors work for, or are retained by asbestos removers.
Pass Consulting operates independently from asbestos removers ~ our treatment recommendations reflect only what needs to be done ~ not seeking to build up a more substantial asbestos removal programme.
3. The law requires all non-domestic property to be surveyed for asbestos. In general, Type 2 surveys need to be undertaken (for buildings in ongoing use).
4. If substantial refurbishment or demolition is in view, a Type 3 survey is required (as per Control of Asbestos Regulations 2006 and Construction (Design & Management) Regulations 2007. Please see our website for a wider explanation of the types of survey.
5. Pension funds generally require Type 2 surveys on commercial property before the buildings can be transferred into pension funds.
6. Insurance companies increasingly require to see Type 2 surveys as part of commercial insurance cover.
7. Incoming tenants & landlords increasingly require Type 2 surveys on commercial property (virtually all commercial property leases require tenants to operate the site in accordance with the ‘law of the land’, and this includes compliance with asbestos regulations).
8. Since early 2008, more builders, property repairers and suppliers of IT systems and telecoms networks, are requiring to know what asbestos materials lie within client’s premises. This requires Type 2 or Type 3 asbestos surveys to be carried out before the building, repairing or system installation work can be started.
9. Company directors should be aware that if an asbestos incident arises on one of their properties (where no asbestos survey has been carried out), their corporate insurance may not cover this ~ so that the owners / directors may well become jointly and severally liable for the costs of the claim.
10. Commercially operated apartment blocks, don’t count as domestic property ~ they are subject to the Control of Asbestos Regulations 2006.

DILAPIDATION & REPAIR SURVEYS
A. For commercial leases & tenancies, the condition of the premises needs to be established to define what repair / remediation works may need to be done (on the one hand), and to establish what level of dilapidations / wear and tear occurs during the new tenancy.
B. If an old Dilapidation Survey report is available, then the current survey can just record (complete with inset photographs), the additional wear and tear over the recent years.
C. If no previous report is available, then our Survey document reports on all the various aspects of the site that are considered to need attention.
D. As with our asbestos surveys, our reports can be provided as bound volumes or can be sent as .pdf files over e-mail.
CAD DRAWING SERVICES
For the various survey works described above, many of our clients do not have site plans or floor plans (or the available drawings are very old / in poor condition and do not reflect building changes over recent years).
