- Open plan kitchen/dining rooms across the back of the house
- Roof terraces with structural glass balustrades
- Full width openings with folding/sliding or large patio doors
- Modern clean-lined designs with combinations of render and cedar cladding
- Lots of glazing, large rooflights and interesting lighting features
- Side infill extensions to Victorian properties with either a glass roof or several rooflights.
We are preparing designs incorporating all of these elements day in and day out. As such we are constantly researching relevant products and techniques and developing libraries of standard details which are tried and trusted.
In addition to the current trends, we have prepared all sorts of different designs to suit a variety of styles and purposes. At your initial consultation our designer will listen to your requirements, assess the existing building and only then know of the best approach to take. They will also discuss planning issues, costs and building programmes.
Loft Conversions Loft conversions can be the quickest and cheapest way of increasing the size of your property and generally are the best solution where another bedroom is the main requirement. There are many specialist loft conversion companies on the market who will offer a complete service, which may be an attractive option, but there are compelling advantages to using Design Zone:
- Availability and speed - some builders can be notoriously difficult to get hold of and very slow to return calls. With our professional design office the phones are answered and calls returned promptly. You will be given a clear timescale for the design work to be done which will help with planning for the build. Applications are dealt with quickly and efficiently and monitored throughout.
- Knowledge - some builders can give poor advice when it comes to planning legislation particularly and this could lead to problems. We are professionals and have a huge amount of experience in this field and can give you clear advice on all aspects of the process.
- Flexibility - we will listen to your requirements and tailor the design to you needs- not just sell you want we want to build.
- Control - our detailed package of drawings and notes allow you to get comparative quotes and maintain control over the price.
- Vetted builders - we can recommend builders to quote for the work from our list of approved contractors (link to Fact Sheet 3). We are completely independent from the builder though so you can use your own if you prefer.
- Someone to turn to - if you do experience a problem on site when using one of our builders, you can get in touch and we will help to resolve the problem. The builders on our lists rely on us to feed work through to them and as such they do not want to be taken off our lists. This means they will do everything to make sure our jobs run smoothly and that the clients are happy.
Space Planning Many of our projects involve an element of space planning. Examples could be a simple re-organisation of the internal layout of a house to the subdivision of a property into several flats. This is an area of work that we also have extensive experience of, particularly in relation to internal alterations to listed buildings, which requires an enormous amount of care and attention to detail. Whatever your requirements we can prepare designs and make the applications, including:
- Initial sketch layouts to explore the possible alterations and benefits.
- Detailed advice on planning issues, particularly when working with Listed Buildings where approval is required for internal alterations.
- Building regulations notes and drawings as required, this may include uprating fire or sound proofing in a subdivision for instance which requires careful design and detailing to ensure it is an effective, buildable solution.
- Preparation of large scale drawings for items such as:
- Staircase including handrails, spindles & newel posts
- Doors & windows
- Timber mouldings
- Kitchen layouts
- Bathroom layouts including detailed design of built-in storage, vanity units, cupboards & shelving.
- Built-in furniture (particularly in loft conversions)
- Tiling plans
- Small power & lighting layouts
